    Your vision developed into comprehensive technical plans — massing, layouts and detail drawings that a crew can actually build from, not just admire.

  2. Consultant coordination

    Structural, civil, environmental and MEP engineers brought in early and run by us, so their requirements shape the design instead of colliding with it later.

  3. Code compliance and permit expediting

    Plan check is a discipline of completeness. We assemble submittals that clear review — including the fire-zone and hillside requirements specific to the Westside.

  4. Materials, lighting and smart home

    Selections and vision boards refined alongside the drawings; lighting design and integration planned into the structure rather than retrofitted.

Phase two

Construction — meticulous planning, flawless execution.

  1. One dedicated project manager

    Your primary contact through the whole build, with an official timeline and regular progress updates — not silence between invoices.

  2. Suppliers and specifications, managed

    Procurement held to the drawings. Substitutions happen on paper with your sign-off, never quietly on site.

  3. Quality control at the trade level

    Site superintendents supervise every subcontractor, and the trades that decide quality — electrical, plumbing, roofing — are our own crews.

  4. Walkthrough and punch list

    A thorough post-construction walkthrough, every item resolved. The project ends when you say it does.

What does design-build mean?
Architecture and construction delivered by one firm under one contract. Instead of hiring an architect, then bidding contractors against finished drawings, the team that will build your home helps shape its design — so budget, constructability and schedule are resolved on paper rather than discovered in the field.

Do you work with outside architects?
Yes. Many of our projects are collaborations with vetted architecture firms; we join early to keep the design aligned with real costs and buildable details. If you already have an architect, we integrate rather than replace.

Who manages my project day to day?
A dedicated project manager is your primary contact from pre-construction through the final walkthrough, backed by our own site superintendents. You will have their direct line.

Which trades do you perform in house?
Our license carries General Building (B), Electrical (C10), Plumbing (C36) and Roofing (C39) classifications. Keeping envelope and systems trades under our own control is how the details that decide quality actually get built as drawn.
